Lots of potential with this property!!! 1.5 acres zoned R1 with a house and shop. The R1 zoning could possibly allow for 1 dwelling per half acre (3 separate houses) or subdivide into two separate parcels, subject to RRID, Interior Health, MOT and RDCK approval. The house needs some work, but has great bones. The roof has a leak on the back side of the house that needs to be fixed asap. The ceiling and walls were opened up to dry out and check for any mold. The walls and foundation are solid, no mold was found. The large shop is every handyman's dream, lots of covered storage, dedicated workspace with separate electrical panel. There is a garden area with great soil for planting. Walk across the road to a secrete sandy beach and swimming and fishing hole. This is a great investment property. Call or text your agent to book your private showing. Property boundaries in the pictures are approximate.

About
I believe that Real Estate is a relationship business and happy customers are the life blood of the business. I have been selling real estate in Kamloops for 13 years and have enjoyed the business very much. I sell primarily residential and some commercial real estate. I work out of REMAX Real Estate (Kamloop) and am a REMAX Hall of Fame recipient. I also have a SRES designation, which is a Senior's Specialist. Round that up with a CNS designation, which is a Certified Negotiation Specialist.
In my down time I am a Rotarian with The Rotary Club of Kamloops and we host the yearly Chefs in the City. We participate in other events including the twice yearly Rotary Food Drive, the Starfish Backpack program (the Starfish Backpacks are filled each week with fresh, healthy food and distributed to local school children). We give out bursaries, support the Royal Inland Foundation and help with individual events and situations, as they come up. We also support international programs.
I am also involved with the Valleyview Association, in the community where I live.
I have a hubby Peter of 42 years and two great girls, who now live in both end of the country with their hubbies, one in Fort St John, BC and one in Halifax, Nova Scotia. . Pete and I love Kamloops and all it has to offer. We have invested in the community both with real estate and through volunteering.
