2-home land assembly ready for redevelopment in the evolving Capri neighborhood. This property, combined with the neighboring 1254 Sutherland Ave, offers 148 feet of frontage along the transit corridor of Sutherland Ave and 122 feet depth, totaling 0.42 acres of UC2 zoned properties. This area is transitioning from single-family to multi-family residences, supporting multi-family construction up to 6 storeys. The location is unmatched compared to other development sites, situated on the transit corridor just steps away from the Capri Shopping Centre. Adding to its appeal is a transit stop directly in front, which aligns with potential for higher density due to provincial/City bylaw changes. Capitalize on this opportunity within the Capri-Landmark Community Plan.

About
I believe that Real Estate is a relationship business and happy customers are the life blood of the business. I have been selling real estate in Kamloops for 13 years and have enjoyed the business very much. I sell primarily residential and some commercial real estate. I work out of REMAX Real Estate (Kamloop) and am a REMAX Hall of Fame recipient. I also have a SRES designation, which is a Senior's Specialist. Round that up with a CNS designation, which is a Certified Negotiation Specialist.
In my down time I am a Rotarian with The Rotary Club of Kamloops and we host the yearly Chefs in the City. We participate in other events including the twice yearly Rotary Food Drive, the Starfish Backpack program (the Starfish Backpacks are filled each week with fresh, healthy food and distributed to local school children). We give out bursaries, support the Royal Inland Foundation and help with individual events and situations, as they come up. We also support international programs.
I am also involved with the Valleyview Association, in the community where I live.
I have a hubby Peter of 42 years and two great girls, who now live in both end of the country with their hubbies, one in Fort St John, BC and one in Halifax, Nova Scotia. . Pete and I love Kamloops and all it has to offer. We have invested in the community both with real estate and through volunteering.
