Very unique opportunity here in this centrally located home with fully legal basement suite! All permits pulled when home was fully and extensively renovated, new 200amp electrical & plumbing that has been completely separated between the two units; as well as fire rated ceiling in basement suite. This is the perfect setup for someone who wants a mortgage helper and a private fully fenced property. Need room for business vehicles? No problem there is a massive driveway off of the rear lane with gate that has power to it but not yet remote. As a revenue property this home will attract great tenants who will happily pay for the beautiful finishing. Basement tenants are exceptional and pay $1900.00 per month plus utilities. Combined revenue would be over $4500.00 in today's market. With rates dropping this property is perfect as the mortgage helper or full revenue property. Full list of upgrades made to this home is available. Top floor is owner occupied and easy to show 24hrs notic

About
I believe that Real Estate is a relationship business and happy customers are the life blood of the business. I have been selling real estate in Kamloops for 13 years and have enjoyed the business very much. I sell primarily residential and some commercial real estate. I work out of REMAX Real Estate (Kamloop) and am a REMAX Hall of Fame recipient. I also have a SRES designation, which is a Senior's Specialist. Round that up with a CNS designation, which is a Certified Negotiation Specialist.
In my down time I am a Rotarian with The Rotary Club of Kamloops and we host the yearly Chefs in the City. We participate in other events including the twice yearly Rotary Food Drive, the Starfish Backpack program (the Starfish Backpacks are filled each week with fresh, healthy food and distributed to local school children). We give out bursaries, support the Royal Inland Foundation and help with individual events and situations, as they come up. We also support international programs.
I am also involved with the Valleyview Association, in the community where I live.
I have a hubby Peter of 42 years and two great girls, who now live in both end of the country with their hubbies, one in Fort St John, BC and one in Halifax, Nova Scotia. . Pete and I love Kamloops and all it has to offer. We have invested in the community both with real estate and through volunteering.
