This charming bungalow is ready to welcome its next family! Featuring 3 bedrooms, 1 1/2 baths, it boasts a spacious yard and is conveniently located just a short stroll from beaches, parks, and schools. Mature trees including plum, walnut and cherry, all providing a private natural setting. This delightful home is brimming with untapped potential, making it a perfect opportunity to start building your equity. New hot water tank and osmosis system in 2023, and new furnace in 2020. Although currently on a septic system, the property can be connected to the municipal sewer system, unlocking numerous possibilities. You could potentially expand the existing home, construct a new home while keeping this as a carriage house, or even build a new garage with a carriage home above. The investment potential is immense! All measurements are approximate and should be verified if important.

About
I believe that Real Estate is a relationship business and happy customers are the life blood of the business. I have been selling real estate in Kamloops for 13 years and have enjoyed the business very much. I sell primarily residential and some commercial real estate. I work out of REMAX Real Estate (Kamloop) and am a REMAX Hall of Fame recipient. I also have a SRES designation, which is a Senior's Specialist. Round that up with a CNS designation, which is a Certified Negotiation Specialist.
In my down time I am a Rotarian with The Rotary Club of Kamloops and we host the yearly Chefs in the City. We participate in other events including the twice yearly Rotary Food Drive, the Starfish Backpack program (the Starfish Backpacks are filled each week with fresh, healthy food and distributed to local school children). We give out bursaries, support the Royal Inland Foundation and help with individual events and situations, as they come up. We also support international programs.
I am also involved with the Valleyview Association, in the community where I live.
I have a hubby Peter of 42 years and two great girls, who now live in both end of the country with their hubbies, one in Fort St John, BC and one in Halifax, Nova Scotia. . Pete and I love Kamloops and all it has to offer. We have invested in the community both with real estate and through volunteering.
